Whether it is a residential rental or commercial lease property, the time and effort to manage them is still considerable. We act as the liaison between you the property owner, and the tenants. We handle the following responsibilities for you:

  • advertizing through several forms of media to find you qualified applicants to choose a suitable tennant from.
     
  • screening of applicants, using several background checks, to maximize the probability of getting you the best qualified tenant.
     
  • handling of the signing all required lease/rental agreements.
     
  • collecting ‘first, last and security deposits’,  holding the appropriate funds in an escrow account, and then collecting and forwarding monthly rents to you via direct deposit, wire transfer to your bank, or mailed check to you, whichever you prefer.
     
  • providing the tenant with a 24 hour / 365 day per year contact point for any issues relating to the property management, maintenance, or security.
     
  • securing qualified, licensed, and insured contractors to perform all services related to property maintenance (usually at a discounted rate).
     
  • performing onsite inspections before, during and after any service work required.
     
  • handling of all tenant and / or property Home Owner Association complaints, with the single goal of resolving any issued or disputes in the best interest of the owner.
     
  • periodically performing  monthly (or as needed),  onsite inspections of your investment property to insure that is being maintained as you would expect it to be.
     
  • taking care of any or all pre hurricane preparations, post hurricane cleanup and repairs if needed.
